				This section spells out the services I provide to estate planning and trust attorneys. I provide these services in order to: Establish relationships with estate planning and trust attorneys. Position myself as an expert in the sale of trust and probate properties. Receive referrals to your clients who need to dispose of real property. I also want to establish this website as a reference portal for consumers who need estate planning help. As I grow this site and add relevant content, I believe I will attract a large pool of readers who will be motivated to contact one of the attorneys that participate on this site. I provide valuable services to my attorney clients and work hard to earn your referrals. I am constantly working to improve my service to both attorneys and their clients. I created this website to demonstrate how I can help you and your clients. I hope you find it valuable.
				Document Services My staff is trained and instructed to help my estate planning attorneys with document retrieval: Recorded deeds, legal descriptions, affidavits of death, divorce decrees, plot maps, most recent sale date, or anything else that you may need. We are constantly helping attorneys and their staff with these requests. We are happy to do it and of course we don’t charge you anything. Remember, we are trying to build relationships with estate planning attorneys in order to receive referrals to those clients who need to dispose of real property. Even if you already use a title company that provides documents, consider us as your backup document provider in case your title company is busy or can’t provide the document you are looking for. If you need any documents right away, you can either fax a request to my assistant at (310)398-5754, attention Bonnie Busk, call her at (310)398-5244, or simply Email her a request. It is helpful if you provide the Assessor’s Parcel Number as well as the address of the property. We usually can have the document back to you the same business day.
				Broker Price Opinions Many times an attorney will need the true market value of a piece of real property. I can provide the attorney a fast and accurate valuation on a house, condo, apartment building, vacant lot, or commercial property. Whether you need a just a quick verbal opinion or a full-blown Brokers Price Opinion with multiple comps and photos, I can provide it free of charge. Note: Remember, true market value often differs from what value an appraiser values a property. I have sold many trust and probate properties at far more than the value an appraiser placed on a property. Many of my attorneys need an official appraisal but also want my opinion of true market value.
				Client Counseling One of my objectives is to “take work off your plate” by providing real estate counseling to your clients. Your clients are faced with many decisions when they want to settle a trust or probate that contains real estate. “What do I need to do in order to get the property ready for market? What do I do with the furniture and personal mementos? How much is the property really worth on the open market? Who takes care of the lawn and watering? Should I paint or repair the property? What about the utilities?” If the trustee or administrator does not live near the property, it further compounds the difficulty. I can answer your client’s questions and provide real estate counseling to them so they are not constantly bombarding you with questions. Once I have earned your trust and received a referral to your client, I instruct the client to call me if there are any questions or concerns about anything real estate related. This will prevent you from being bothered with needless phone calls.
				Miscellaneous I tell my attorney clients and their staff that they can call me for almost anything real estate related. Do you need information on a piece of property? Do you have a special request? Do you want to know how the current market is? Do you want the name of a good appraiser? Just call me.
