Even if you already use a title company that provides documents, consider us as your backup document provider in case your title company is busy or can’t provide the document you are looking for. If you need any documents right away, you can either fax a request to my assistant at (310)398-5754, attention Bonnie Busk, call her at (310)398-5244, or simply Email her a request. It is helpful if you provide the Assessor’s Parcel Number as well as the address of the property. We usually can have the document back to you the same business day. |

Note: Remember, true market value often differs from what value an appraiser values a property. I have sold many trust and probate properties at far more than the value an appraiser placed on a property. Many of my attorneys need an official appraisal but also want my opinion of true market value. |

“What do I need to do in order to get the property ready for market? What do I do with the furniture and personal mementos? How much is the property really worth on the open market? Who takes care of the lawn and watering? Should I paint or repair the property? What about the utilities?” If the trustee or administrator does not live near the property, it further compounds the difficulty. I can answer your client’s questions and provide real estate counseling to them so they are not constantly bombarding you with questions. Once I have earned your trust and received a referral to your client, I instruct the client to call me if there are any questions or concerns about anything real estate related. This will prevent you from being bothered with needless phone calls. |
